Las Terrazas works particularly well for guests who want more space and privacy than a hotel suite without needing one of Peninsula Papagayo’s larger private villas. Every residence follows the same thoughtfully designed three-bedroom floor plan, with mirrored left- and right-side configurations. The layout includes three private bedroom suites, an open-concept great room with living and dining areas, a full kitchen, and extensive covered outdoor living space.
The generous layout gives families room to spread out while still providing inviting spaces to spend time together. For couples traveling together, three separate bedroom suites offer privacy while the great room and terraces create natural gathering spaces. Unlike adjoining hotel rooms, a three-bedroom condo at Peninsula Papagayo gives everyone a place to gather for breakfast, relax between activities or enjoy an evening at home together.
The Las Terrazas Floor Plan
One of the advantages of Las Terrazas is the consistency of the residences. All of the condos share the same three-bedroom architectural floor plan, configured in mirrored left- and right-side layouts.
The great room forms the center of the residence, with the kitchen, living and dining areas flowing onto a large covered terrace. Three bedroom suites provide private accommodations away from the central gathering spaces, and each bedroom connects to outdoor terrace space. This makes the layout particularly comfortable for families or several couples traveling together: there is plenty of shared space when you want it and privacy when you don’t.
First-Floor or Second-Floor Residence?
Las Terrazas has two residential levels, and each offers a slightly different advantage. First-floor residences are particularly convenient for guests who prefer easier access, as no stairs are required to reach the residence. This can be especially helpful for multigenerational families, guests with limited mobility or anyone who simply prefers stair-free access.
Second-floor residences feature higher ceilings, including a more dramatic cathedral-style ceiling in the great room. The additional ceiling height gives the main living area an especially open and airy feeling. Because the underlying floor plans are otherwise the same, choosing between the two levels often comes down to which of these features matters more to your group.
Indoor-Outdoor Living
Indoor-outdoor living is an integral part of every Las Terrazas residence. The great room opens directly onto a large covered terrace, extending the living and dining areas outdoors and creating a comfortable place for morning coffee, meals, reading or relaxing at the end of the day.
Each of the three bedroom suites also connects to outdoor terrace space, so the home’s connection to the surrounding tropical landscape extends well beyond the main living area. Views vary according to the location of the residence and may include Culebra Bay, Marina Papagayo, the golf course, surrounding tropical landscape and distant hills. For many guests, these expansive terraces are one of the features that distinguish Las Terrazas from a more traditional Costa Rica vacation condo.

Every Las Terrazas residence has three private bedroom suites arranged around the central living spaces, providing considerably more privacy than adjoining hotel rooms or a traditional vacation condo. Each bedroom has its own full bathroom and access to outdoor terrace space.
While the architectural floor plan is consistent throughout Las Terrazas, the residences are individually owned, so bedding configurations, furnishings, décor and specific amenities can vary from condo to condo. Shared Infinity Pools
Guests staying at Las Terrazas have access to the community’s shared infinity-edge pools, surrounded by tropical landscaping. With only 16 residences in Las Terrazas, the pool setting retains the intimate residential atmosphere that distinguishes the community from a larger condominium development or resort hotel.
For guests who don’t require a private pool, this can make Las Terrazas an especially attractive alternative to renting a larger villa.
Stay Within Peninsula Papagayo
Location is one of the biggest advantages of choosing a vacation rental within Peninsula Papagayo rather than staying elsewhere in Guanacaste. Las Terrazas is conveniently positioned within the resort, making it easy to explore Peninsula Papagayo’s beaches, restaurants, golf, marina and recreational experiences by golf cart or car.

Availability can also be more limited and less predictable than at a traditional resort. Many Las Terrazas owners spend significant time in their residences, while some condos are not offered as vacation rentals at all. As a result, the residences available for any particular week can vary considerably throughout the year.

This is an important consideration when comparing vacation rentals in the Papagayo area, as access to Peninsula Papagayo’s private amenities is not automatically available to guests staying outside the resort.
Can Las Terrazas guests use the Four Seasons Resort Costa Rica?
Yes. As guests staying within Peninsula Papagayo, Las Terrazas guests can enjoy many experiences at Four Seasons Resort Costa Rica that are available to Peninsula Papagayo guests, including restaurants, spa appointments and other experiences, subject to availability and current resort policies.
Access to the Four Seasons pools, beaches and other hotel guest facilities is different and is not automatically included with a Las Terrazas rental. Day passes may be available for an additional fee, but they generally cannot be guaranteed in advance. When available, they can typically be confirmed beginning the day before your requested visit. Availability may be limited or restricted during busy periods.

Can Las Terrazas guests play golf at Peninsula Papagayo?
Yes. All Las Terrazas condo rentals offered through Papagayo Luxury include guest access to the private Ocean Course at Peninsula Papagayo, an 18-hole Arnold Palmer-designed golf course. The Ocean Course is a private club and is not open to the general public.
Access is available to guests of the resort hotels within Peninsula Papagayo and to rental guests of homeowners who maintain a golf membership. All of the Las Terrazas residences offered through Papagayo Luxury are owned by golf members, so our guests have access to the course. Greens fees, club rentals and other applicable golf charges are paid separately.
Your Papagayo Luxury concierge can arrange tee times, and advance reservations are recommended, particularly during popular travel periods. You do not need to be staying at Four Seasons Resort Costa Rica to play the Ocean Course when staying in one of our Las Terrazas rentals.
Is Las Terrazas a good choice for families?
Yes. Las Terrazas Condo or Private Villa: Which Is Better for Your Group?
For many groups of up to six guests, a Las Terrazas condo rental provides an excellent combination of space, privacy and value within Peninsula Papagayo. But bedroom count isn’t the only consideration when deciding where to stay.
Some couples and smaller families prefer the privacy, views, private pool or particular atmosphere of one of Peninsula Papagayo’s larger luxury villas. In fact, it isn’t unusual for a group of just two or four guests to choose a five- or six-bedroom home simply because they prefer that property’s views, design or setting. Guests who don’t need a private pool or the additional space of a large villa, however, may find that a three-bedroom residence at Las Terrazas provides exactly what they need.
