Luxury Villa Rentals at Peninsula Papagayo, Costa Rica
Discover a curated collection of luxury villas and private residences within the gates of Peninsula Papagayo, Costa Rica’s premier luxury resort community.
From sophisticated four-bedroom villas for families and groups of friends to expansive six- and seven-bedroom estates designed for multi-generational vacations, Papagayo Luxury helps guests find the right home for how they want to experience Costa Rica.
Our private villa rentals offer the space, privacy and flexibility that are difficult to replicate in a traditional hotel stay — private pools, expansive indoor-outdoor living, chef-ready kitchens, multiple gathering spaces and room for families and friends to truly relax together.
Papagayo Luxury was founded by longtime Peninsula Papagayo homeowner Jane Moore, whose more than 15 years of firsthand experience within the resort provides guests with an insider perspective on the villas, neighborhoods, beaches, beach clubs, restaurants and experiences throughout the peninsula.
Find the Right Peninsula Papagayo Villa
No two villas, or vacation groups, are exactly alike.
Some guests want a four-bedroom home for one or two families. Others need multiple king suites, bunk rooms and gathering spaces for several generations traveling together. Location, bedroom configuration, beach club proximity, staffing and service can be just as important as the number of bedrooms.
Our role is to help you understand those differences and choose the villa that best fits your group.
Sky’s Edge: 4 Bedrooms
For families and smaller groups who want the privacy and amenities of a substantial private villa without the scale of a six- or seven-bedroom estate, Sky’s Edge offers a rare four-bedroom private-villa option within Peninsula Papagayo.
This contemporary residence sleeps up to eight guests, with three King suites and a fourth bedroom with two Queen beds. Its private setting, infinity-edge lap pool and west-facing Pacific views make it particularly appealing to families, two families traveling together, or groups of couples and friends.
Best for: Families, two-family vacations, couples traveling together, smaller groups seeking a private villa.

Villa Belvedere: 6 Bedrooms
Villa Belvedere is exceptionally well suited to multi-generational family travel, with six suites, generous indoor-outdoor gathering spaces and a dramatic ocean-view pool terrace.
The owners have thoughtfully evolved the home over time for their own growing family, creating a layout that works particularly well for grandparents, adult children, teenagers and younger children vacationing together.
Best for: Multi-generational families, holiday gatherings, families with teenagers, reunions and extended family vacations.
Sonidos del Mar: Six Bedrooms in 2 Private Villas
Sonidos del Mar offers a relaxed, highly personalized villa experience with six bedrooms arranged between two private three-bedroom villas, creating an unusual combination of togetherness and privacy for families traveling together.
Ocean views, a saltwater pool and several service features make vacationing particularly easy. A driver may be included for transportation within the resort gates, and the property may also consider one well-behaved dog with prior approval.
Best for: Multi-generational families, two families traveling together, guests who appreciate greater privacy between households, and travelers seeking an easygoing, service-oriented stay.
Villa Arcos del Mar: 7 Bedroom Estate
Perched dramatically above the Pacific with direct access to the beach below, Villa Arcos del Mar is one of the most striking large villas within Peninsula Papagayo.
The seven-bedroom compound combines an exceptional oceanfront setting with expansive entertaining areas, an infinity-edge pool, multiple ocean-view suites and convenient access to Prieta Beach Club. A newer three-story casita adds two ocean-view suites along with a private gym and media room.
Best for: Large families, multiple families traveling together, milestone celebrations, reunions and guests who place a premium on an oceanfront setting.

Luxury Condos for Smaller Groups
Not every Peninsula Papagayo vacation requires a large private estate.
Luxury residences such as Selva Luxe and Vista de Oro provide an appealing alternative for couples, smaller families and friends who want beautiful surroundings, luxury finishes, concierge assistance and access to Peninsula Papagayo experiences in a more compact residence.
Best for: Couples, smaller families, two-couple vacations and guests who do not need a large villa.

What Does a Peninsula Papagayo Villa Stay Include?
One of the most common questions from first-time villa guests is how a private residence differs from staying at one of Peninsula Papagayo’s hotels.
The answer is that a villa vacation combines three distinct parts of the experience.
Your Private Villa
Depending upon the residence, your home may include a private pool, full kitchen, expansive indoor-outdoor living spaces, multiple bedroom suites, outdoor entertaining areas and dedicated household staff or housekeeping arrangements.
Each villa is different, and we will explain the services and inclusions associated with the specific homes you are considering.
Peninsula Papagayo
Staying within the gates places you inside one of Central America’s most extraordinary resort communities.
Peninsula Papagayo encompasses beaches, golf, Marina Papagayo, Papagayo Park, hiking trails, restaurants, wellness experiences and beach clubs, along with Four Seasons Resort Costa Rica, Andaz Costa Rica and Nekajui, a Ritz-Carlton Reserve.

Why Book Through Papagayo Luxury?
There are many websites where you can book a vacation home.
What differentiates Papagayo Luxury is not simply access to villas. It is firsthand knowledge of Peninsula Papagayo and personalized guidance before and after you choose your home.

Founder Jane Moore first came to Peninsula Papagayo when the Four Seasons opened and spent more than 15 years as a homeowner within the resort community.
That experience gives us a different perspective on villa rentals. The “best” villa isn’t necessarily the biggest or most expensive one. It’s the home that best fits the people traveling with you.
We help guests understand those differences before they book… and then help plan the details that turn the villa into a vacation.
